1. Scope of Services
Small Works provides design and drawing services based on the information supplied by the client. The scope of work will be confirmed following initial review.
2. Project Review & Acceptance
Submission of the project form does not guarantee acceptance. We reserve the right to decline projects that are not suitable or feasible.
3. Fees & Payment
A deposit is required to secure your project slot and begin work. The remaining balance is due upon completion of the drawings and must be paid in full before any drawings are issued, submitted, or used for planning purposes.
All fees are non-refundable once work has commenced.
4. Revisions
Services include one round of amendments unless otherwise agreed. Additional changes or work outside the agreed scope will be charged at an hourly rate (currently £75/hour).
5. Timelines
Typical turnaround is approximately 2 weeks, depending on project complexity and responsiveness from the client.
6. Planning & Approvals
Where applicable, planning approval or permissions are subject to decisions made by the relevant authority and cannot be guaranteed.
7. Additional Reports & Surveys
Local authorities may require additional reports or specialist surveys as part of the planning process (for example, tree reports, ecological or bat surveys).
These requirements are outside of our control and are not included within the standard scope of services.
Where required, we can assist in liaising with appropriate consultants, however any associated work and fees will be separate.
8. Client Responsibilities
Clients must provide accurate and complete information.
Small Works is not responsible for issues arising from incorrect or incomplete details.
9.Third Party Consultants
Where required, SmallWorks can assist in coordinating additional services such as Building Regulations drawings and structural engineer input.
These services are not included within the standard scope and will be quoted separately.
Any third-party consultants are appointed separately, and Small Works is not responsible for their services, advice, or outputs.
10. Cancellations
If a project is cancelled after work has begun, the deposit will not be refunded.
11. Liability
Small Works is not liable for issues arising from inaccurate or incomplete information provided by the client.

12. Boundary Lines
Small Works is not responsible for confirming property boundaries or land ownership.
Clients should verify boundary positions through appropriate sources (such as Land Registry or a surveyor) where required.
13.Party Wall Matters
Small Works does not provide advice or services in relation to Party Wall matters.
Where required, clients will need to appoint a specialist Party Wall surveyor.
14. Intellectual Property
All drawings and materials remain the property of Small Works until full payment has been received.
